Background

Agricultural Commercial Property

70th Anniversary

Our agricultural property solicitors can advise landowners, farmers and rural estates on all of their agricultural legal matters relating to farmland and agricultural property.

Buying and selling a farm

Our team has vast experience advising clients in relation to buying and selling of farms, including advising on all the additional legal matters that accompany an agricultural transaction.

Our agricultural lawyers can advise you on issues which you may need to consider as part of your initial negotiations so that these can be discussed with your land agent to achieve the best terms for you. Our team will navigate you through the transaction from the beginning to the end through the various phases of the conveyancing process and then following completion we will then deal with any post-completion work which is necessary to register the transaction at the Land Registry.

Agricultural land for sale/ development

Our team deals with all types of land disposals ranging from small paddocks to larger areas of land comprising of hundreds of acres.

Our team are able to guide you through the sale process which includes dealing with queries which are raised by the purchaser.

Our solicitors would consider any rights of way, easements of leases or licences which exist, advise on tenancy documentation which may need to be drafted, liaise with your land agent throughout your matter to ensure a swift and satisfactory conclusion to the sale of your property.

Agricultural Tenancies and Commercial Leases

Working collaboratively with our commercial property team, we can deal with the drafting of new commercial leases for a new diversification project or guiding you through complex tenancy procedures, relating to both Agricultural Holidays Act tenancies and modern Farm Business Tenancies, and we can provide advisory support, including formalising and regularising agreements.

How we work

We provide clients with clear and informative advice throughout the process. If necessary, we can work alongside our company commercial team, in respect of restructuring, diversification and the sale and purchase of agricultural companies. Our private client team can advise on tax advice (including Business Property Relief and Agricultural Property Relief), succession planning and wealth preservation (wills and trusts, pre-nuptial and cohabitation agreements) and our dispute resolution team can advise on agricultural tenancy disputes, land and boundary disputes and commercial contract disputes.
