Residential Conveyancing

Our fees cover the work required to complete the purchase of your new home and/or the sale of your existing home, dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Our conveyancing legal fees

The fee charged for buying or selling a property is dependent on the value of the property and the table below sets out our rates:

Contract Ready

Being Contract Ready is having the legal property documents required for a house sale ready in advance of marketing the your property in order to help speed up the sale. This helps to make it more transparent to both sides and allows the seller to share all the information prospective buyers will need.

Contract Ready document preparation £250 + VAT + disbursements

Disbursements

Disbursements are costs related to your matter that are payable to third parties such as Land Registry fees. We handle the payment of the disbursement on your behalf to ensure a smoother process.

Buying a home additional fees and disbursements

Mortgage fee £100 + VAT
Leasehold fee (sales and/or purchase) / New Build fee £500 + VAT
Lifetime Mortgage fee (purchases) £500 + VAT
Fee for telegraphic transfer £30 + VAT
Electronic ID check fee (per person) £18 + VAT
Bankruptcy check (per person) £2
Land Registry search fee £3
Land Registry fee (dependent on the value of the property and whether the property is registered) £20 to £910
Stamp Duty Land Tax** (dependent on the value of the property and whether the property is classed as a second home) TBC
Searches for non-new build property (local, drainage, chancel, environmental) £326 to £371.50
Searches for new build property (Local, chancel, environmental) £129 to £174

** Stamp Duty Land Tax depends on the purchase of your property. You can calculate the amount you will need to pay by using the HMRCs online calculator. If the property is located in Wales, use the Welsh Revenue Authority’s calculator.

Selling a home additional fees and disbursements

Land Registry official copy entries (per copy) £6

Legal fees for other property work

Re-mortgage – Lifetime Mortgage / Equity Release £950 + VAT

How long will my purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors and we will aim to give you a realistic idea of how long your conveyancing should take at the outset. The process can be quicker or slower depending on variables such as the parties in the chain, mortgage agreements, availability of the property, the paperwork and searches to name a few.

Most conveyancing transactions are completed within around 18-22 weeks (due to current market conditions and the impact of Covid-19, the national average is currently 19 weeks).
