New regulations require you to be Contract Ready

Are you planning to sell your property soon? If so, we highly recommend taking the time to collate all relevant documents and information before advertising your home. This is especially important now, as National Trading Standards (NTS) has implemented new regulations to improve transparency in the property market.

NTS have now introduced the requirement for agents to include Material Information (MI) in property listings. This means that potential buyers must have access to essential details about a property before making an informed decision.

MI disclosure falls into three stages. Part A took effect last year and is information that is material for all properties regardless of location such as tenure information and price. Part B covers information which must be established such as restrictive covenants while Part C covers additional information that may or may not be established depending on whether the property is affected by it. Parts B and C have now come into effect.

By proactively gathering this information prior to marketing your property, you can stay ahead of the game and help ensure a smooth selling process. At Hunt & Coombs, we offer a Contract Ready service designed to make your selling experience even easier. This service helps you collate all the necessary documents and information into one convenient PDF bundle, which can be easily shared with estate agents and potential buyers

Here are a few key benefits of using our Contract Ready service:

  • It helps the buyer make an informed decision about an offer;
  • It improves the quality of the offers, with fewer sales falling through;
  • It reduces the time between an offer being accepted and an exchange of contracts;
  • It helps save time for you so that instead of gathering documents and information yourself, we take care of it for you saving you valuable time and effort; and
  • The PDF bundle provided by us is well organised and presented, ensuring that the information is easily accessible and gives a positive impression to potential buyers and estate agents.

We are experienced in property transactions and understand the importance of compliance with the NTS regulations. We can provide expert guidance on the specific documents and information required, ensuring you are fully prepared and compliant.

By utilising the Contract Ready service, you can have peace of mind knowing that all the necessary information is in one place. This reduces the risk of missing or incomplete information, minimising potential delays or complications during the selling process. Take advantage of our Contract Ready service to help make your property selling experience even smoother. By collating all the required documents and information in one PDF bundle, you can confidently share it with estate agents and potential buyers, demonstrating your commitment to transparency and a hassle-free transaction.
